This quiet time is perfect for processing invoices and catching up on communications that came in overnight.

7:50 AM - 9:15 AM: Team Coordination and Property Care: The morning maintenance meeting at 7:50 AM is crucial. After the meeting, they often join in a property walk to pick up any trash or pet waste - ensuring the community looks its best for current and prospective residents.
Mid-Morning: Business Development & Resident Relations
8:30 AM - 10:30 AM: Revenue Management and Prospecting: The mid-morning focuses on the business aspects of property management. This includes following up with residents about renewals and payments, optimizing guest cards from overnight inquiries, and ordering supplies efficiently to avoid unnecessary trips off-site.
10:30 AM - 12:00 PM: Property Inspection and Showings: Late morning involves walking vacant units and checking on maintenance progress. This hands-on approach ensures quality control and helps anticipate any potential issues. The first showing appointments of the day typically happen around this time, giving prospective residents a chance to see the community in the morning light.
Afternoon: Problem-Solving and Community Building
12:00 PM - 3:00 PM: Resident Relations and Vendor Management: After a quick lunch break, the afternoon begins with more resident communications and vendor coordination. This might include arranging for special maintenance projects, processing invoices, or addressing resident concerns. The 1:30 PM slot often involves mediating resident issues - requiring strong interpersonal skills and conflict resolution abilities.
3:00 PM - 5:15 PM: Quality Control and Marketing: The late afternoon is dedicated to another property walk-through to verify maintenance progress, updating the Make Ready Schedule, and finalizing the optimization of guest cards. This ensures that all prospective residents receive prompt, professional follow-up.
Evening: Closing Strong
5:15 PM - 7:00 PM: After-Hours Outreach and Sales: One of the most productive times for our property managers is actually after traditional business hours. This is when many working professionals return home, making it the perfect time for in-person conversations about renewals or payments. Evening showings are often the most successful, as they accommodate prospective residents who couldn't visit during working hours.
